Roof Maintenance

Commercial Roof Maintenance in Montana

Freeze-thaw cycles, snow, hail, wind, and summer sun are hard on commercial roofs. Planned maintenance keeps small issues small and protects your investment in a revived or new roof.

Why maintain a commercial roof?

  • Small problems are cheap. Leaks aren't. An open seam or clogged drain is a simple fix when it's caught early.
  • Protect what's inside. Water damage to inventory, equipment, and insulation can cost more than the roof repair.
  • Plan your budget. Regular visits let you plan repairs ahead instead of reacting to emergencies.
  • Protect a restored or new roof. Coated roofs and TPO/PVC membranes last longest when they're kept clean, drained, and sealed.

Maintenance plans

Every building is different, so we build a maintenance plan around your roof. Plan details are coming soon. Call or email and we'll walk you through the options.

Typical maintenance work on commercial roofs can include checking the roof surface, clearing drains and scuppers, sealing minor seam and flashing issues, removing debris, and noting repairs for your approval.

What a commercial roof maintenance visit covers

A maintenance visit is a hands-on check of the whole roof, with small fixes made before they turn into leaks. Depending on your roof and plan, a visit can include:

  • Drains, scuppers, and gutters: clearing debris so water and snowmelt can leave the roof.
  • Seams and flashing: checking and sealing small openings at seams, walls, curbs, and edge metal.
  • Penetrations: checking pipe boots, vents, and rooftop unit curbs, where most leaks start.
  • The roof surface: looking for wear, punctures, blisters, ponding, and damage from foot traffic or contractors.
  • Coated roofs: checking the coating for wear so touch-ups happen before the roof underneath is exposed.
  • Photos and notes: a record of what we found and any repairs we recommend, for your approval.

A seasonal roof checklist for Montana buildings

Spring, after snowmelt

Winter is hard on roofs. Freeze-thaw cycles open seams and crack sealants, and ice can block drains. A spring check finds winter damage early and is a good time to plan summer coating or repair work.

Fall, before snow

Clearing drains and sealing small openings before winter keeps snowmelt moving off the roof instead of into the building.

After hail or a major windstorm

Hail can dent metal, bruise membranes, and crack rooftop equipment. We mark and photograph storm damage so you have a clear record of what happened to the roof.

Maintenance protects your investment

Whether you just restored a roof with a coating, installed a new TPO or PVC membrane, or are trying to get a few more years out of an older roof, regular maintenance is the cheapest roofing work you can buy. When we do find a problem, we'll explain it and give you options for a repair.
